When Lantz Construction needed a commercial roof system for the new Steven KIA facility in Harrisonburg, Virginia, they brought in Skyline Roofing to build it from the deck up. The result is a complete, fully adhered roof system installed across an approximately 22,500-square-foot new construction building, engineered for long-term performance from the very first layer.

The Challenge

New construction gives a roofing team a clean slate, and with it comes the responsibility to build every layer of the system correctly from the start. Working directly over the bare steel roof deck, this project called for a complete commercial roof system with proper slope, full watertight protection, and safe, serviceable rooftop access. Every layer, detail, and termination needed to work together to protect the facility for decades to come.

The Solution

Because this was new construction, the work started directly over the steel roof deck. From there, Skyline installed multiple layers of insulation to build up the system and create proper slope toward the internal roof drains.

Once the insulation package was in place, the team installed a fully adhered roof membrane system across the entire building, including all required flashing details, roof penetrations, terminations, and tie-ins to create a complete watertight system.

The project also included important rooftop access and service features:

  • A new roof hatch for safe access to the roof

  • A roof hatch safety rail system and ladder safety post for secure, code-minded rooftop access

  • Walkway pads leading from the roof hatch to the serviceable rooftop equipment, protecting the membrane from routine maintenance traffic

To finish the roof perimeter, Skyline installed shop-fabricated metal coping and counter flashings, giving the building a clean, finished look while protecting the roof edges and wall transitions.

The Impact

By building the system correctly from the steel deck up, we delivered a complete new construction roof designed for long-term performance:

  • Reliable watertight protection through a fully adhered membrane system with fully detailed flashings, penetrations, and terminations

  • Proper drainage from a purpose-built insulation slope that directs water to the internal roof drains

  • Safe, serviceable rooftop access via the new roof hatch, safety rail system, ladder safety post, and walkway pads

  • A clean, finished perimeter from shop-fabricated metal coping and counter flashings that protect roof edges and wall transitions

From slope design and membrane installation to rooftop details, access components, and custom metal work, this project was about delivering a roof system built to perform for the long haul.
