Aging membranes, drainage issues, and unsealed penetrations were threatening critical lab operations and daily facility functions across multiple buildings. To protect the property, the facility partnered with Skyline Roofing for a comprehensive roof replacement spanning five structures.

The Challenge

The facility's existing roofing systems were reaching the end of their service life and presented several concerns.

Multiple buildings were experiencing drainage issues that increased the risk of standing water and accelerated roof deterioration. Existing gravel roof systems showed significant wear, while unused penetrations from previous facility modifications created potential points for water intrusion. Certain structures also required decking reinforcement and structural improvements before a new roofing system could be installed.

With active laboratory operations, manufacturing processes, and service functions occurring throughout the property, the project required careful planning and execution to minimize disruption while delivering a long-term solution.

The Solution

Skyline Roofing completed a full-system roof replacement across the lab building, manufacturing building, penthouse, stair tower, and service building.

The existing roofing systems were removed and replaced with a fully adhered FiberTite PVC roofing assembly, selected for its durability, chemical resistance, and long-term waterproofing performance. New high-density cover board and insulation systems were installed where required to create a stable, high-performance roofing assembly.

To improve drainage and eliminate ponding concerns, our team redesigned and upgraded drainage pathways across several roof sections. Structural reinforcements were completed on the service building, while unused roof penetrations were properly sealed and integrated into the new roofing system to eliminate future leak risks.

Designated rooftop walkway systems were also installed in high-traffic service areas to protect the membrane from routine maintenance traffic and extend the life of the roof.

The completed system is backed by a 20-year manufacturer warranty, providing confidence in the long-term performance of the facility's roofing investment.
