When Beacon Kitchen, a shared-use commercial kitchen in Charlottesville, began facing leaks, drafts, and rising energy bills, the owners knew it was time for an upgrade. Rather than opting for a costly full replacement, they turned to our team for a tailored retrofit solution that would improve performance without disrupting their operations.

The Challenge

We developed a strategic retrofit plan to address each area of concern:

Skylight & Vent Reinforcement

We began by covering all 22 existing skylights with custom metal panels—effectively eliminating a major source of water intrusion. The two old ridge vents were removed and replaced with durable metal covers to improve roof integrity.

Added Insulation

Extra insulation was installed between the existing metal panels, followed by an additional insulation layer across the entire roof. This upgrade drastically improved thermal performance and interior comfort.

TPO Membrane Installation

We applied a high-quality TPO membrane, ideal for retrofit projects thanks to its durability and energy efficiency. The new surface provides a watertight seal and long-term protection against the elements.

To complete the system, we added edge metal, gutters, and downspouts—ensuring proper water drainage and preventing future issues caused by pooling or runoff
