Warrenton Mini Storage
Warrenton, VA | General Contractor: Skyline Roofing
Skyline Roofing completed an 18,000-square-foot metal roof retrofit at Warrenton Mini Storage in Warrenton, Virginia. The team installed a new 60 mil TPO system over the existing metal roof without removing the original roof assembly.
The Challenge
The existing metal roof had a ribbed profile that needed to be addressed before a new TPO membrane could be installed. The project required a way to create a consistent surface for the new roofing system while working around the metal panels underneath.
The roof perimeter also needed new details to accommodate the retrofit. Skyline had to address the edges and transitions with components that would tie into the TPO and provide a clean, finished appearance.
The Solution
Skyline installed infill between the metal panel ribs, followed by a mechanically attached layer of insulation. This created the smooth, stable surface needed for the new TPO roofing system.
The team installed the 60 mil TPO membrane using an induction-welded attachment system. Wood blocking and custom-fabricated perimeter metal completed the retrofit, including coping caps, gravel stop, and drip edge at key roof edges and transitions.
The Impact
The finished retrofit gives Warrenton Mini Storage a modern roofing system designed to support the building for years to come. The new TPO membrane provides durable weather protection, and the added insulation layer helps the building hold its temperature, which can cut energy costs over time. Upgraded metalwork protects the roof edges, while the new coping caps, gravel stop, and drip edge give the roof's perimeter a clean, finished seal.
A 20-year manufacturer's labor and material warranty supporting the completed system
A 60 mil TPO system designed for durable, long-term performance
Upgraded roof edges and transitions with new blocking and custom-fabricated metal
An efficient retrofit approach that upgrades the roof without a tear-off
The completed project demonstrates how a retrofit can give an existing roof a new path forward, combining a high-performance roofing system with carefully executed details built around the conditions already in place.
