The Challenge

The project involved a large commercial roof with multiple layers of existing roofing over a combination of wood and steel decking. The team addressed deteriorated deck areas, former equipment openings, rooftop units, and existing drainage conditions while also working around the infrastructure already in place. The Solution

Skyline began by repairing and reinforcing areas of the roof deck before installing new insulation and durable coverboard. The team then incorporated tapered insulation around drains, walls, and rooftop equipment to create intentional slopes across the roof. Rather than allowing water to collect in low areas, the tapered design gives it a clear path toward designated drains and helps the roof shed water more effectively.

Next, Skyline installed a fully adhered 80 mil white TPO roofing system across the facility. New coping, gutters, downspouts, and other perimeter details completed the roofing assembly and added another layer of protection around the building.

The project also included custom fabrication and protective walkways throughout key rooftop areas. Skyline carefully flashed rooftop equipment and supports, integrating each detail into the new roof system while maintaining access for future service and maintenance.
