At the heart of Charlottesville, the Downtown Mall stands as a hub for business and creativity. When Red Light Management’s roof started to deteriorate from age, the property management group knew that simply a quick fix wouldn’t do the trick.
The Challenge
Years of exposure had left the building’s old EPDM membrane and insulation compromised. Multiple sections of the roof were showing signs of wear, putting the property at risk for water intrusion and rising energy costs. For an organization focused on long-term asset performance, that meant it was time for a long-term upgrade.
The Solution
We approached the project with a focused, step-by-step roof replacement plan to address every detail:
Upper Roof Renewal:
Our team began by carefully removing the existing membrane and saturated fiberboard, exposing older layers beneath. The next step was installing new, high-performance insulation to boost thermal protection and building up the perimeter with wood blocking to ensure smooth transitions across all tie-ins.
An Advanced TPO System:
We installed a durable white TPO membrane, mechanically fastened with induction welds for long-lasting performance. Protective mats were placed under rooftop mechanical units to prevent wear, and every seam, wall, and edge was sealed to manufacturer specifications.
Lower Roof Upgrade:
On the second roof section, we removed all aging materials and installed new insulation along with tapered panels around scuppers to improve drainage. The same robust TPO membrane system was applied, complemented by custom-fabricated metal scuppers, leader heads, and downspouts—all designed to manage water efficiently and add a polished look from the street view.
Bringing it All Together:
New drip edges and coping caps added the finishing touches, resulting in every detail meeting our standards for durability and aesthetics.
