Skyline Roofing partnered with Harman Construction to bring together two roofing systems for the Massanutten Timeshare Building in Virginia. As part of the new construction project, the team developed a roofing solution that balances long-term weather protection with the architectural appeal of the new building.

The Challenge

The building's varied roof design called for more than one approach. The steep-slope sections needed a durable roofing system that could handle rain, winter weather, and the conditions of a mountain environment. The low-slope areas required dependable waterproofing and a drainage strategy that could move water away from the building efficiently.

Bringing those systems together also required careful attention to how each roof section would look and function as part of the larger building. Skyline needed to coordinate the roofing assemblies, drainage components, trim, and transitions so the finished roof could protect the building without compromising its design.

The Solution

Skyline installed a 24-gauge mechanical lock metal roofing system across the steep-slope sections. The system included custom-fabricated trim to create clean, consistent lines throughout the roof, along with half-round gutters, round downspouts, and a snow retention system to help manage water and winter conditions.

Custom fabrication capabilities played an important role in bringing the metal roof details together. Custom-fabricated trim helped create clean transitions along the roof’s hip and ridge lines, allowing the metal system to follow the building’s design while maintaining a consistent, weather-tight assembly.

On the low-slope sections, Skyline installed a fully adhered TPO roofing system. The team tapered the insulation beneath the membrane to direct water toward the exterior gutters, creating a more efficient drainage path and helping the low-slope roof manage precipitation.
