James Madison University partnered with Skyline Roofing to complete a large-scale roof replacement project across five student dormitories. With students set to return in a short summer window, this project required precise coordination and efficient mobilization. The result is a fully renewed roofing system designed to protect JMU’s on-campus residence for decades to come.

The Challenge

The Student Village dormitories were due for a complete roofing upgrade to improve weather protection, structural reliability, and long-term performance. With multiple buildings under construction at once, and a strict deadline before students returned, our team paid close attention to every detail.

Each roof required a rebuild of the deck system and installation of new shingles or membrane systems, along with upgrading gutters and fascia.

The Solution

Skyline Roofing mobilized multiple crews to work across all five dormitories at once, beginning with rebuilding the roof deck systems to create a safe, code-compliant foundation. Once the structure was secured, each building received GAF Slateline architectural shingles backed by a lifetime warranty, along with full ice-and-water shield and double-layer synthetic underlayment for added weather protection.

In key drainage areas, our team installed a white EPDM roofing system with tapered insulation and high-density coverboard, providing reliable performance backed by a 20-year manufacturer’s warranty.

To complete the project, we added new aluminum flashing, drip edge, gutter liners, coping, and counterflashings, ensuring a fully sealed and watertight finish across the entire Student Village.

The Impact

Despite a tight schedule and multiple active job sites, Skyline Roofing completed all five roof replacements before students returned for the fall semester. The renewed systems provide:
